Did the war become an obstacle for the development of the hotel market

The hotel market of Ukraine in 2024 continues to adapt to the challenges caused by prolonged military operations, the pandemic and economic crises. Despite the difficulties, the hospitality industry is showing resilience and readiness for recovery, especially thanks to the growing demand for domestic tourism and investment in hotel real estate. An important factor is the gradual return of tourists and the development of Ukrainian hotel chains at the international level. In this review, we will consider the main trends and challenges of the hotel sector in Ukraine. Such attention to this issue should not surprise you, because investments in such objects are surprisingly profitable, and we always offer our clients only the best options for realizing your intentions and obtaining profit from square meters.

Downsizing and structural changes in the market

Downsizing and structural changes in the market

The Ukrainian hotel sector is experiencing significant changes caused by various factors, such as the annexation of Crimea, the COVID-19 pandemic, military operations and the occupation of parts of the territories. In particular, the number of collective means of accommodation is gradually decreasing, which indicates structural changes in the industry. Since the beginning of the full-scale invasion, the number of collective accommodation facilities has been reduced by approximately 175 facilities annually. The biggest decrease was experienced by:

  • health facilities (-83,3%);
  • sanatoriums and preventive clinics (-85,5%);
  • tourist bases, camps and campsites (-33,5%).

At the same time, the number of hotels increased by 9,1%, motels by 10,7%, and hostels by 28,7%.

These changes are taking place against the backdrop of the destruction of the hotel infrastructure as a result of military operations. Despite this, the market continues to grow, supporting domestic tourism. It is he who has now become the main driver for the hotel market of Ukraine, especially in regions where active hostilities are not taking place. Internal travel, as well as the resettlement of people from areas where military operations are taking place, significantly contribute to the recovery of the industry. According to the State Tourism Development Agency (DART), 13 regions exceeded the indicators of tourism income in 2021. The greatest growth is observed in the following areas:

  • Kyiv (+90,6%);
  • Lviv (+60,4%);
  • Chernivtsi (+58,3%);
  • Zakarpattia (+58,2%).

Tourists increasingly choose domestic destinations due to limited opportunities to travel abroad. This indicates the recovery of the tourism industry and its important role in supporting the economy of Ukraine even during martial law.

Investment projects and international development

Investment projects and international development

Active development of investments in the hotel sector of Ukraine is expected in 2024-2026. In addition to national projects, Ukrainian hotel chains are beginning to diversify their activities abroad, which allows them to adapt to new conditions and open new markets. In the coming years, it is planned to implement at least 45 new hotels, which will add more than 6 rooms to the market. Among the announced projects are also 670 hotel-type cottage towns. Ukrainian hotels began to actively open branches in the CIS countries and Europe, which opens up new opportunities for growth. Despite the challenges, the hotel sector of Ukraine shows prospects for further development, and investments in hotel real estate remain an effective way to multiply capital.

Hotel market Ukraine in 2024 is on the threshold of recovery and growth. Domestic tourism plays a key role in supporting the hotel industry, and new investment projects and the entry of Ukrainian hotel chains into international markets ensure further development. At the same time, the increase in the number of hotels and hostels shows the resilience of the industry even under extraordinary circumstances.
