Financial monitoring

The closer to summer, the hotter it is, that's why it's loud."BRRRR" you can say only in the context of your investment strategy. But also from bandit signs finally there was at least some benefit - a cool shadow. While your neighbors are daydreaming about hotel complex rooms, you can go ahead and… no, not buy your own gothel (although it is possible), and invest in real estate on your favorite resort coast. The Persian Gulf in Dubai, the Gold Coast in Spain or the Cote d'Azur in France - there are plenty of options. The only thing that separates you from a villa by the sea is financial monitoring.

❝Financial monitoring or financial monitoring is a process of monitoring financial transactions and their systematic analysis. Monitoring of money transfers and other transactions is carried out in order to detect illegal activities, find fraudsters, prevent financial terrorism and money laundering.❞

In its essence, financial monitoring is very closely related to the procedure confirmation of source of income. In Ukraine, there is a well-established system that is familiar to everyone who at least once had to make a purchase on the real estate market. As for other countries, they all have their own rules based on local legislation. The nuances may change from state to state, but the general list of documents is almost the same everywhere. To successfully pass financial monitoring and conclude a sales contract, you must have:

  • the contract itself with a clearly stated amount in the currency of the country with the representative of which it is concluded;
  • a document confirming the conversion of the hryvnia into the required currency in accordance with the current rate of the NBU;
  • a document confirming the transfer of money from the buyer to the seller.

The exception that confirms the rule is Dubai, where there is a simplified procedure and there is no need to certify the source of income.

— This is a check of financial transactions for their legality. This way, the buyer will know for sure that you received the money honestly and did not launder it or do something like that.
