"Like hot cakes" - due to the coronavirus, the demand for renting country houses has grown

- The number of requests for country houses and small apartments in Pechersk has increased significantly, - said Kostyantyn Pisarenko, CEO of THE Capital real estate agency.

- First of all, this is due to the fact that people want to be as far away from each other as possible during the quarantine - to move outside the city or to a quiet, closed residential complex. That is why the demand for country houses for rent is growing.

Daily rent - the fall of titanium

The absolutely opposite situation is taking place in the direction of daily rentals - after many states closed their borders and reduced tourist activity to almost zero, the demand for daily rentals instantly dropped by almost 90%. In this regard, we now see a large number of well-kept apartments appearing on bulletin boards, which are rented out for several months without a commission.

Apartment owners reduce prices by almost 30% to at least somehow compensate for the losses. But the monthly profit from such deals is far from the one they received in February-March last year, it is 2-3, or even 4 times less (prices are also falling in hotels). And now it is even less than the profit from a traditional long-term rental. Until the quarantine measures are over and the tourist flow is not restored, the owners of apartments, which seemed to be rented by the day, and hotels are trying to at least somehow save the situation. The fact that daily housing is now rented out for several months at a significantly lower price than usual, the prices have practically equaled the prices in the long-term rental segment.

What about a long-term lease? Business class real estate owners are also willing to bargain. But generally speaking, there are no significant changes in the price policy yet. Neither the dollar rate nor the virus affected it.

- Tenants receive salaries in hryvnia, so there is no reason to increase the cost of rent in connection with the increase in the dollar exchange rate, - Kostyantyn Pisarenko assured us.
