Investments in the Kyiv region promising and are they really worth your attention? Comfort depends on the combination of internal (the home itself) and external (the place in which it is located). Recently, we have observed a trend where the attention of our customers is increasingly shifting from the capital to the suburbs. Those looking for square meters are interested not only in renting a house for summer vacation, but also in buying a house for a full-fledged move. Where to find "external" comfort in the Kyiv region and what makes it really comfortable? THE Capital will answer these questions and help you find the best suburban home for your family.
Should you move to the suburbs: advantages and disadvantages of location
Without white there would be no black, and without advantages there would be no disadvantages. Of course, there are enough subjective opinions, but we want to consider precisely those objective factors that will accompany your residence in the suburbs. We have to say right away that the positives have accumulated much more. We suggest starting with it.
- Endless spaces, fresh air and amazing untouched nature ✔️
It is for this reason that the native townspeople dare to radically change their lives. There are enough parks in Kyiv, but all of them are either far away, too small, or always crowded with visitors. There is not enough fresh air for everyone, which is a particularly painful problem for young parents and their babies. After living in the suburbs for just a month, you will forget the gasoline smell of Kyiv traffic jams, because you will breathe only fresh air. It does not come from anywhere, so you will feel the impact of an ecologically clean space on both your health and your mood - forests, lakes and rivers within walking distance from the house cannot but inspire.
- Peace of mind, independence and complete privacy ✔️
Of course, living in a metropolis is wonderful, because there are always thousands of shops and restaurants for every taste at hand, but for this you have to pay dearly with your comfort. Noise, pollution and overcrowding are neighbors from which there is nowhere to go. Oh, by the way, about the neighbors. The thin walls of residential complexes are not able to protect against too loud gatherings on the other side of the brick partition. In the suburbs, the atmosphere is generally somewhat calmer, even in an apartment complex. If you choose a private house, you become the full owner of your life. Only you will be able to disturb the morning silence in your home by turning the drill, but this is already your conscious decision.
- Developed infrastructure, convenient transport connections and well-kept territory ✔️
Not only individual settlements, but also housing estates can boast of good conditions. They are usually quite autonomous and well developed. Cottage towns are gaining more and more popularity, which in terms of the number of advantages and the level of amenities surpass most of the offers in the city center. Developers strive to build self-sufficient communities, therefore they care not only about the individual comfort of residents within individual homes, but also about the overall impression. They include shops, pharmacies, restaurants, sports and children's playgrounds in their projects. In fact, a new town appears on a small area.
- New communication systems ✔️
This problem is particularly noticeable in the city. Even in Podil, which is the heart of the capital, pipe bursts and problems with water supply for residents of old buildings have turned into a routine that no longer surprises anyone. In the suburbs, such a situation is rather an exception to the measured existence than an organic part of it. Developer companies are laying new communication systems, installing individual heating and water purification systems, and in private houses, separate wells for each house. Even if some problems do occur, they are much easier and faster to fix.
So much positivity has piled up that you are already running headlong to buy a house in the Kyiv region? We are flattered by your intention, but we always strive to be honest with our customers, so we cannot ignore some of the negative consequences of moving to the suburbs.
- Road to Kyiv ❌
Most of the settlements of the region are connected to the capital by modern and high-quality roads, so motorists will enjoy their trips. However, it is not so much about the asphalt itself as about the time spent on the trip. If you work or study in Kyiv and do not plan to change it, you should consider that you will need at least 30 minutes, or even more, if the desired location is at the other end of the city. For transportation, we advise you to choose a four-wheeled horse of various scales - a car or a bus. Public transport is well developed in the Kyiv region, so it will take you either to the right place or to the nearest station Metro. To be honest, a tyjnuchka in Kyiv traffic jams often takes more time than a trip to the city from a populated place in the region, so this problem is quite relative.
- Insufficiently developed infrastructure ❌
Previously, we cited infrastructure as a significant plus, so we have to explain its appearance in the list of negative aspects. Quite often, new cottages in unfinished towns appear on the market. The works are carried out gradually, so if you arrive too early, you run the risk of being somewhat isolated, because there will be neither neighbors nor commissioned facilities. This disadvantage is temporary, but it can significantly affect your comfort in the first months after moving. We advise you to choose projects more carefully and do not hesitate to ask forgetters about the terms of construction and other nuances. If incomplete new building surrounded by numerous shops and restaurants of the city itself, not every unfinished object in the suburbs can boast of having at least one shopping center nearby.
Don't let minor obstacles shake your confidence. After all, there's nothing the experts at THE Capital can't fix. We will find a reliable project, take into account your wishes and ensure a comfortable life in a new place.
Top five suburbs of Kyiv
1️⃣ Brovary
The largest sister city of Kyiv, the distance to which is only 6 kilometers. In recent years, Brovary has undergone significant renovation - new residential complexes, shops and food establishments are appearing. There are plenty of educational institutions for children of all ages, and there is no shortage of hospitals either. The city can boast of something that even Kyiv does not have - its own water park. To the metro station "Lisova” regularly run buses and shuttle taxis, so even without your own car, you will be able to get to the desired location quickly and comfortably. Due to the already mentioned positive changes, the number of residents of Brovary has increased significantly, so sometimes there may be small traffic jams, but even with them, you can get to the capital in no more than 40 minutes.
This village is so closely combined with the city that it can be called a remote district of Kyiv. Indeed, it is much longer and more problematic to get to the center from some parts of the left bank. Residents of Sofiyivska Borshchahivka need only cross Velika Okruzhna to find themselves on the territory of the capital. This road connects the village with key areas of the city, so the residents of Borshchagivka calmly go to work and take their children to school. Due to the influx of investors to new projects, there is a certain overloading of the infrastructure. It is most noticeable for schoolchildren and preschoolers. There are schools and kindergartens a few kilometers from the village, so this situation does not cause much discomfort. Over time, the infrastructure will be expanded, and the needs of residents will be taken into account.
3️⃣ Vishgorod
Two rivers and even the sea - only Vyshhorod can boast of such natural wealth. The Dnipro, Desna and the Kyiv Sea are considered resort locations, to which almost all Kyivans rush in the summer to get at least a little rest from the heat and suffocation. You will have the opportunity to enjoy them every day. Vyshhorod has many well-developed green areas, so it is a true paradise for those who lack space for outdoor activities, and air itself. Along with this, there is no shortage of educational and medical institutions. Stable connection with Kyiv is ensured by regular buses. A motorist will be able to reach the capital in 20 minutes.
4️⃣ Irpin
In Irpen, the emphasis is also on nature. The river of the same name flows through the city, and it is surrounded by forest. Untouched, "wild" nature is harmoniously combined with "man-made" - there are several large parks that are perfect for evening walks. Irpin is a beautiful and well-kept city that is well cared for. It is separated from the capital by 15 kilometers of asphalt road, which can be covered in half an hour. Buses reach the metro stations "Svyatoshin" and "Akademmistechko", so there will be no problems with further movement in the capital.
5️⃣ Mahdalynivka
Another city on the other side of the Great District. Native Kyivans often move here to simply save money on real estate. The conditions here are no worse than in the capital, so the difference in cost is caused solely by the status of the settlement in the region. The city has its own developed infrastructure with sports halls, shops and even a shopping center. As in Sofiivska Borshchagivka, there is a slight lack of educational institutions. In contrast, Vyshneve is able to offer a significant advantage - the city can boast of an excellent ecological situation.
The listed cities and villages are only a small part of the settlements of the Kyiv region. In the suburbs, you can also feel like a city dweller, or radically change your life in favor of a more "provincial" one. An apartment or a house - our team will find an option for every taste and help you determine priorities if you are stuck in doubts and indecision.
