Buying an apartment through housing bonds

Real estate is traditionally considered the most understandable, reliable and profitable investment tool for Ukrainians. This is due to the fact that residential real estate is not subject to inflation, brings a stable, predictable income. In addition, the investor has at his disposal a large selection of suitable investment options. One of them is investing in housing construction through the purchase of targeted bonds from the developer. In Ukraine, this is a fairly young investment scheme, moreover, it is difficult for an ordinary buyer to understand. Advantages and disadvantages of buying a home through bonds

Buying an apartment in a new building with bonds has several advantages:

  • fixed interest rate: paid monthly, quarterly or annually;
  • the investor knows in advance how long he will invest and how much he will earn.

The disadvantages of buying a home through bonds include a fixed maturity date that cannot be changed in the process. The scheme of selling housing under construction by issuing targeted bonds used to be quite popular among developers, but now there are not many developers who are ready to put it into practice.

How is the purchase of an apartment in a new building with bonds?

The purchase of an apartment through housing bonds is subject to registration with the NKCPFR and is not a quick and simple procedure in terms of implementation. Today, both developers and buyers prefer easy-to-implement work models that are not subject to control by state regulators.

However, there are still construction sites on the construction market in which bonds are used for the sale of residential real estate. For example, in the residential complex "Novopecherski Lypky" in Kyiv, the purchase of an apartment is carried out by purchasing registered target bonds. Bonds are sold in the amount corresponding to the number of square meters. Buying a home through bonds looks like this:

  1. You come to the sales office.
  2. Choose the desired apartment.
  3. Familiarize yourself with standard contracts.
  4. Reserve an apartment before making a decision to buy.
  5. The developer sells you securities - targeted bonds. Since, by law, the developer cannot "directly" sell the bond package, this function is performed by the Merchant.
  6. After the maturity date (redemption) of the bonds and handing over the house, you exchange the bonds for an apartment.

Despite the fact that buying an apartment in a new building with bonds is the most reliable way to invest money, it is necessary to be careful with the developer and all participants in the deal: check the availability of licenses, permit documentation, study the issue prospectus, check the absence of unfinished objects from the developer. In order for the purchase of an apartment through housing bonds to be safe, contact real estate experts and lawyers who will accompany you at all stages of the transaction.
