What is commercial real estate and how to choose the best option

15.10.2025

Demand for commercial real estate is determined by business trends, logistics development, and urban changes in large cities. An investor who understands the market gains a strategic advantage — the ability to predict where new growth points will appear. After all, commerce is an asset that works and generates income even during economic decline.

In Ukraine, interest in office, warehouse and logistics premises, retail space, etc. is steadily growing along with medium and small businesses. Therefore, when looking for real estate for investment, our experts advise paying attention to commercial projects. But before investing, you need to understand what commercial real estate actually is, why it can be profitable for both resale and rental, and how not to make a mistake when choosing an object.

What is commercial real estate?

Commercial real estate is a property intended for business activities or income generation: offices, retail space, warehouse and logistics complexes, hotels, salons, etc. Its main difference is functionality and profitability. If residential space provides a person with comfort, then commercial space serves to implement business ideas and earn money.

It is an investment vehicle that can generate stable income. According to a Colliers survey, the volume of investments in commercial real estate in Central and Eastern Europe increased by 143% in the first quarter of 2025 compared to the previous year. And this is real evidence that the demand for non-residential real estate is only growing.

Types of commercial real estate

Commercial real estate covers a wide range of formats - from office premises in the city center to warehouses on the outskirts. It is important for an investor to understand how objects differ in purpose, location and type of tenants. After all, the success of investments in the commercial segment is determined not so much by the size of the area, but by the right choice of format.

Office premises

Office real estate — is the foundation of the city's business environment. Traditionally, buildings are in the greatest demand in Kyiv class A and B+, located near the metro. For tenants of such areas, the possibility of flexible space planning is important (after all, some need open space, while others need a clear demarcation of units), the availability of parking, etc. A significant advantage of this format is the duration of the agreements. Usually, tenants want rent an office for a long time (from 1 year), which greatly simplifies the life of the owner of the premises and guarantees a predictable income.

Shopping areas

Despite the war, the retail real estate market in Ukraine is growing, and rental rates are returning to pre-war levels. This is evidenced by the decrease in the percentage of vacant space in Kyiv shopping centers and the increase in retail turnover. So, to preserve and increase capital, retail space is always a working option. However, of course, there are nuances: the success of the facility depends on its passability, visibility from the road, and ease of access by public transport. Space near the metro or in large residential areas quickly pays for itself thanks to a steady flow of buyers.

Warehouses and logistics complexes

The warehouse and logistics segment is showing the highest growth rates due to the development of e-commerce. These facilities are used for storing goods, processing orders and distributing, and their efficiency directly affects the operational activities of companies. The most important here are the size of the area, the height of the ceilings, the presence of security and access control systems. Investments in logistics complexes diversify the portfolio well: the demand for warehouses and distribution centers is always high. For an investor, this is one of the most stable segments.

Hotels, restaurants, entertainment venues

This type of commercial real estate depends on tourist activity, location and purchasing power of the population. The success of the object depends on the location, visibility and ease of access: city centers, tourist routes and large shopping areas provide a stable flow of customers. For the investor, an important feature is the potential for business scaling. However, for success, the hotel and restaurant business requires management expertise.

Premises for service sectors

Beauty salons, pharmacies, coffee shops, coworking spaces, private clinics - all these are small but highly profitable assets. Such non-residential buildings are especially valuable in densely populated areas and near new residential buildings, where there is a constant demand for services from residents. So if you are planning such investments, look for premises in modern residential complexes, which will provide high traffic and at the same time - stable income.

Features of commercial real estate

Donations Commercial real estate has a number of characteristics that distinguish it from residential real estate. In particular, prices for non-residential buildings are usually higher, which is due to greater profitability and income potential. For example, in Ukraine, the price per square meter of office space can be twice as high as for residential space in a similar area. At the same time, rents in commerce are also higher. Office space, retail space or warehouses can bring in from 10% to 15% per annum of the value of the object, while residential real estate - 5-7%.

Also, the payback period for investments in commercial real estate is usually from 6 to 10 years, depending on the type of object and its location. Offices in the city center can pay off even faster due to high demand and stable rents. So, let's imagine that an investor purchased an office space with an area of 80 m² for $ 100,000. Assuming a rental rate of $ 15 per m² per month, the annual income will be almost $ 15,000. The payback period in this case is a little more than 6,5 years.

If you plan buy commercial premises, it is important to consider not only the price and rental income, but also the potential for growth in the value of the property, the state of the market, and the economic situation in the region.

Investing in commercial real estate

As with investments in residential real estate, the choice of strategy depends on financial goals: if you want to increase your capital once, but quickly, then resale would be optimal; if you are ready to wait until the property pays off over several years and subsequently receive passive income, you need to prepare the space for rent.

Buying for resale

The scheme is as follows: buy commercial premises during the construction phase and after the building is put into operation, sell it at a higher price. The increase in value is ensured not only by the completion of construction, but also by the development of the area, increased demand for commercial space (often due to active settlement), improved infrastructure, or internal modernization of the facility. For example, updating the facade, repairing, or changing the functional purpose (from an office to a coffee shop) can increase the liquidity of the asset.

The main advantage of this approach is the high profit potential without the need to manage rental processes. But at the same time, it is a strategy with higher risks. The success of resale depends on understanding market cycles. Therefore, such investments are most often chosen by experienced investors.

Long-term and short-term rental

Another option is оренда комерційної нерухомості, which provides a stable cash flow. Long-term rental is suitable for investors who expect stability and a gradual increase in the value of the asset. Short-term rental, on the contrary, is focused on flexibility and quick response to market changes. This is a format used, for example, in the co-working segment. Income here may be higher, but it is more variable.

Both models have a common condition for success - management. Even the best-located premises will not bring profit without effective management, control and regular updating of the space. Alternatively, to simplify the processes, you can contact a real estate agency, which will take over all management responsibilities.

How to choose commercial space for rent

Before buying or renting a space, you need to consider not only the area and price, but also the behavior of the potential client, the logic of pedestrian traffic, and the presence of competitors and related businesses nearby.

For example, for a children's toy store, the optimal location would be in an area where there are already children's clothing or footwear stores. Such a "neighborhood" creates a thematic flow of buyers, since parents often buy several things at once. Location near schools, kindergartens or shopping centers is also important: places with a high concentration of families with children guarantee stable demand.

Coffee shops have the largest flow of customers near offices, universities, the metro or at the intersections of central streets. The ideal option is the first floor with the possibility of installing a small terrace. And for such a business it is important to take care of the proper technical conditions: stable water supply, bathroom, ventilation, access to electricity of the required capacity. In the coffee business, every detail affects the speed of service, and therefore, customer loyalty.

But for a private clinic or medical center, the key factors are area, accessibility, and the possibility of technical re-equipment to meet medical standards. Optimally, it is located in residential areas with dense development. Clients often look for medical services close to home, so the liquidity of such facilities is high.

Regardless of the format, location remains a key criterion. A good location can compensate for even higher rent, because customer flow is the main factor in payback.

Visnovok

Commercial real estate remains one of the most sustainable tools for growing your capital. Its advantage lies in the stability of demand, the possibility of scalability and the flexibility of usage formats. But for the investment to work, it is important to act carefully.

Assess not only the cost, but also the economic potential of the location - it is it that determines the level of demand. Analyze the target audience: a business center, a coffee shop or a children's store have different audiences, and therefore the requirements for space are different. And of course, consider commercial premises as a business asset, not just property. Management, payback control and readiness to adapt the space to new market needs are important. A correctly chosen strategy will turn real estate into a financial asset, which will only increase in value over the years.
