A kind of double lease occurs when the tenant becomes a sub-lessor and re-lets the property, or its individual components. You might have guessed from the mentioned prefix "sub-" that a sublet is better known in the Ukrainian real estate market under the name sublease. Usually, this word is used in our country in a negative sense, as it is associated with the corresponding ones fraudulent schemes, when the subtenant pretends to be the full owner and then leaves in English. There are indeed enough of such cases, but not every sublet is a fraud. The resubmission scheme is more widespread in the market to first determine your goals.. An overly inspired businessman may overestimate his capabilities and choose a room that is too large for his modest needs. In this case, a sublet is a great way out of the situation, as you will not lose money on the extra square meters, but earn money. In order for the partnership to be legal, certain rules should be followed:
- obtain written permission from the property owner;
- conclude a contract between the main and sublessee;
- do not forget about timely payment to the host;
- the main tenant must be responsible for the condition of the property.
As for the residential segment, temporary employees, students or people who are moving or going on a trip for a fairly long period of time resort to subletting most often. Also, by analogy with house-hacking, people can rent out part of their home in order to save on its maintenance. Since sublet offers are usually priced slightly below similar market prices, there are enough people willing to take advantage of them.
