How to choose and buy an apartment in Kyiv

16.03.2026

Buying an apartment in Kyiv is a practical task with many variables. Prices, housing formats, locations, payment terms, and legal nuances affect the final result. Therefore, the approach to the matter requires clarity and at least a minimal understanding of the principles of the real estate market.

In this article we will analyze how buy an apartment in Kiev with the advice of our experts. We will explain what financial instruments work in 2026 - from your own savings to loan programs. We will tell you how to choose a location, where to look for an apartment so as not to waste time, and, most importantly, we will explain step by step how to buy a home without making costly mistakes.

Determine your budget and payment method

It is always worth starting with a sober financial calculation. Many buyers look only at the price in the ad, without assessing the full burden on the budget. The right approach is to calculate several possible cost scenarios and work within them. You will gain freedom of choice.

It is important to consider not only the cost of the property itself. Taxes, notary fees, bank payments, repair costs and minimal furnishing almost always increase the budget by at least 10–15%. Therefore, before the transaction, you need a clear financial plan with a margin "just in case".

Buying an apartment under the eOselya program

The state program "eOselya" is one of the most affordable options for purchasing housing. It operates in the format of a preferential mortgage with a fixed interest rate and clearly defined conditions. Two lending options are provided - at 3% or 7% per annum, depending on the social status of the borrower. The lowest rate is available to military personnel under contract, representatives of the security and defense sector, doctors, teachers and scientists working in state or municipal institutions. A loan at 7% can be obtained by veterans and participants in hostilities, families of fallen defenders, internally displaced persons, as well as citizens who do not have their own housing or own an apartment with an area smaller than the established norms - 52,5 m² per person with an additional 21 m² for each subsequent family member.

The program covers a wide range of properties: apartments, houses, duplexes and townhouses on both the primary and secondary markets. However, for a mortgage with a rate of 3%, the house must be built no more than 10 years ago, and for a loan at 7% - no more than three years. In addition, to buy an apartment in Kyiv through eOselya, you need to fit into the limit on the cost of housing. It cannot exceed the average price approved by the Ministry of Regional Development, taking into account the regional coefficient, which for Kyiv is 2,5. If the selected property is more expensive, the buyer covers the difference with his own funds. The minimum down payment starts from 20% of the cost of housing, and for borrowers under 25 years of age there is a reduced threshold of 10%.

Buying an apartment with a standard mortgage

In parallel with preferential programs, classic bank mortgages are still in operation. They do not provide reduced rates, but they offer greater freedom in choosing an object. Such loans are suitable for those who do not want to be tied to the requirements regarding the year of construction of the house or the standard area of the dwelling. However, market mortgage rates are currently kept at around 20% per annum. The initial payment usually also starts at 20% of the cost of the apartment, but in the secondary market or for complex objects, banks often increase it to 30–40%. The lending term varies - from several years to two decades, depending on the policy of a particular financial institution.

You can apply for such a mortgage at most major Ukrainian banks, including Oschadbank or PrivatBank, but there are no universal conditions. The requirements for borrowers are standard: confirmed official income, clean credit history, Ukrainian citizenship, and an age that allows you to complete payments by 65. Before signing the contract, you should calculate the full cost of the loan in detail and make sure that the budget will withstand the load even in the event of force majeure.

Buying an apartment without credit

But buying an apartment in Kyiv without a loan is still the easiest and fastest way. The main advantage of this approach is the absence of debt obligations. You do not depend on bank schedules, interest rates or economic risks in general. The transaction takes a minimum of time, and after signing the contract, the apartment immediately becomes yours. In short, it is a great option if you have enough savings.

But saving is an important issue. Buying an apartment with your own money requires a significant one-time payment, which can significantly affect your financial situation. In addition, large transactions often attract the attention of tax authorities. Therefore, even in the case of a purchase without a loan, it is important to have a financial strategy: plan your expenses, prepare all the documents confirming the origin of the funds, and of course, leave a reserve for unforeseen situations.

How to choose an area to buy an apartment in Kyiv

One of the key stages of buying an apartment is choosing a neighborhood. In Kyiv, prices in different parts of the city vary significantly, and the right location affects not only daily comfort, but also the potential liquidity of the property in the future.

Central areas are traditionally the most expensive. In Pechersk The average cost of a one-room apartment on the secondary market reaches about $120,000, and for 2 and 3-room apartments it varies within $200,000–$300,000. And it is not surprising, because this is an area with developed infrastructure, parks, business centers and high demand among investors. A similar situation is in Shevchenkiv district, but still cheaper. The average price for a one-bedroom apartment here is about $84,000, and for a three-bedroom apartment, most people ask for up to $190,000. The next most affordable is Holosiivskyi district. Here, the price range starts at about $69,900 for one-bedroom apartments and goes up to $150,000 for three-bedroom apartments.

In the so-called sleeping areas, prices are already much more affordable. For example, you can buy a one-room apartment in Kyiv on Darnytsia for $61,500, a two-room apartment for $88,500, and an average of $114,000 is asked for a three-room apartment. In Podilskyi and Solomyanskyi districts, offers are at a similar level. Obolonskyi and Dniprovskyi districts are even more affordable, although there are quite expensive options there, from $53,000–$55,000 for a one-room apartment and $70,000–$77,000 for a two-room apartment. The lowest average prices are in Desnyanskyi — approximately $40,200 for a one-room apartment, $55,000 for a two-room apartment, and $68,500 for a three-room apartment.

When choosing, it is important to compare your budget and priorities. The center is higher liquidity, accessibility, but at the same time higher prices. The outskirts of the capital have their advantages, including a lower price per square meter and a generally large number of good offers in the middle price range.

Primary or secondary market in Kyiv

When choosing between the primary and secondary markets, it is important to assess not only the price, but also the risks and time costs. The primary market offers apartments in new buildings, from the excavation pit to ready-made dwellings. The buyer becomes the first owner and concludes an agreement directly with the developer. Such objects attract with modern planning, energy-efficient materials, underground parking lots and landscaped areas. Another advantage is the opportunity to buy an apartment in a new building in Kyiv at the early stages of construction at a lower price, and for investors it is a chance to make a profit upon resale. Mortgages and state programs such as "eOselya" make primary housing more accessible to young families, military personnel and categories of citizens who can take advantage of preferential rates. The main disadvantages are the risk of construction delays and the lack of repairs, which require additional costs after the purchase.

The secondary market is apartments that already had an owner. These can be both old panel houses and modern complexes that are several years old. The advantages of the secondary market are quick occupancy and ready-made housing, often with renovation, in areas with established infrastructure. The cost per square meter here can be lower than in new buildings (but not always), which makes it possible to equip housing for your own needs without overpaying. This is also convenient for investors: tenants can be moved in immediately after purchase. But old houses may need major repairs, and a legal inspection of the object is mandatory to avoid debt obligations or disputes with previous owners.

Search for an apartment in Kyiv

Finding housing in Kyiv for purchase without intermediaries has become much easier thanks to online platforms. Specialized sites, as well as Telegram channels and Facebook groups, offer hundreds of ads in any area of the city. However, along with convenience, the risk of errors increases: non-existent apartments, fake offers and scammers trying to get a deposit for housing that cannot be viewed. To protect yourself, it is important to know reliable resources, check information and understand when it is advisable to contact professional agencies.

Independent search through online platforms

The most popular platforms for buying an apartment in Kyiv on the secondary market without intermediaries are OLX, DOM.RIA, and Lun.ua. There you can find a variety of real estate, from studios to luxury apartments. However, on OLX, for example, you often come across fake ads. If the offer seems too good and the seller asks for a “small deposit,” you should be careful. DOM.RIA is more structured: some of the ads are verified. The platform is convenient for filtering by price, area, and type of housing. Lun.ua is also useful for market orientation, as the system collects ads from various sources and allows you to estimate the average cost of apartments.

Facebook groups and Telegram channels have become an alternative to classic sites. Here, apartments are usually offered by owners without intermediaries and commissions, which allows you to quickly find housing. But speed requires caution: check the user's profile, the date the account was created, the number of subscribers and comments. This way, the risk of becoming a victim of scammers will be much lower.

Cooperation with a real estate agency in Kiev

Despite the availability of online resources, the most reliable way to find real estate in Kyiv is to contact a professional real estate agency. Companies work only with proven owners, carefully check documents and accompany the client at all stages of the transaction - from the selection of options to signing the contract. It is especially important to choose an agency with a proven reputation when it comes to premium apartments. A team of experts controls the entire process and protects the interests of clients. This helps to save time and avoid financial risks.

The process of buying an apartment

Buying an apartment is a complex process that requires consistency and attention to detail. It encompasses several key stages: from checking the documents for the property to notarization and registration of ownership.

Checking documents and encumbrances on housing

The first and most important stage is to check the legal "cleanliness" of the apartment. You should make sure that the seller is the legal owner and has the right to dispose of the property. It is important to check that there are no debts for utilities, no lawsuits or arrests on the property, as well as possible pledges or mortgages. The check will take some time, but will allow you to avoid problems with housing.

Drawing up a purchase and sale agreement

After checking the documents, a purchase and sale agreement is concluded. The document certifies the transfer of real estate from one owner to another under certain conditions, which are specified in the agreement. The main points that should be recorded in the agreement are:

  • The exact address of the facility;
  • identification data of both parties;
  • real estate area;
  • price;
  • payment terms.

Usually, a prepayment is also provided - an amount that confirms the seriousness of the buyer's intentions. It is important that the contract clearly spells out the terms of the apartment transfer and the responsibilities of the parties, which protects both from unforeseen situations.

Registration of the transaction

The final stage is notarization and state registration of ownership. The notary checks the contract, certifies it, after which the documents are transferred to the registration authorities. After entering the information in the register, the buyer receives official confirmation of his ownership. This step formally fixes the agreement.

Advice from a real estate agency

Our experts shared practical recommendations that will help minimize risks when buying an apartment on your own, and accordingly save you time and money.

  1. Check sources and documents. Don't trust ads with questionable photos or low prices. Always check ownership, absence of debts and encumbrances on the property.
  2. Follow market dynamics. Apartment prices fluctuate throughout the year, so it's worth monitoring the market a few weeks before buying to catch the optimal moment for a deal.
  3. Conduct a market analysis. Evaluate the prices of similar apartments in the area to avoid overpaying. This will help you determine the fair market value and get a good deal.
  4. Record agreements in writing. All key terms — price, terms, advance payment, and responsibilities of the parties — must be recorded in documents. Oral promises are not protective in disputed situations.
  5. Plan your budget with a margin. In addition to the cost of the apartment, consider the costs of registration, commissions, repairs and furnishings.
