The government program "eRecovery" has become a real salvation for those who lost their homes due to our neighbor's senseless attempts to loot what does not belong to him. How to get a certificate under the "yesRecovery" program
In order to receive a certificate for the purchase of a home under the program "yeRecovery", you need to have basic documents with you, such as a passport of a citizen of Ukraine and the registration number of the taxpayer's registration card (RNOKPP), which was previously known as the individual tax number (TIN ). The further algorithm of actions is as follows:
- it is necessary to obtain an extract from DRRP on the termination of ownership of an object of immovable property that was destroyed as a result of military operations. You can also get an extract from the State Register of Real Property Rights on your own through the portal "Diya” or by contacting a notary public or the state registrar at the location of your destroyed property;
- through the already mentioned "Action" application, you need to apply for a certificate under the program "is Recovery";
- it is worth choosing an object for purchase in advance and agreeing with its owner. All details of the agreement must be discussed and notarized;
- also do not forget that jointly acquired destroyed property was the property of the spouses, so the consent of the wife or husband must be given. Even if they are already former.
Keep in mind that the funds you receive with the eRecovery certificate must be used within 30 days. That is why it is so important to choose an apartment in advance and communicate with its owner.
What you need to know to buy a home under the "eRecovery" program
There are certain restrictions and rules for buyers, so we advise you to read them carefully so that you can really experience the benefits of "eRecovery":
- the year the house was put into operation does not matter;
- the certificate is distributed to only one object;
- you can only buy residential real estate, but there are no restrictions on its type - it can be an apartment, a private house, townhouse, duplex, cottage, dacha, etc.;
- only the one who was the owner of the destroyed real estate can become the owner of the new home;
- the object you bought with a certificate cannot be resold or even given as a gift for the next five years;
- if you like a property that is worth more than the amount in the certificate, you can buy it, but you will have to cover the difference out of your own pocket.
What a seller should know
Not only the buyer, who makes efforts to obtain a certificate under the "eRecovery" program, but also the seller should be aware of some nuances of this government initiative:
- when preparing documents, you should pay special attention to estimated value. It should not exceed the amount indicated as the price. In all other respects, the sales contract is no different from the usual one;
- ownership immediately passes to the buyer. However, a temporary ban on alienation is imposed on real estate. It is even better for the seller, since the ban is a kind of guarantee that he will receive money before the new owner begins to set his rules;
- in order to receive funds, the seller will have to open a separate account with the bank, which works under the program "yeRecovery";
- when concluding the contract, you must provide the notary with a certificate confirming the fact of opening a separate bank account;
- the money must reach the account within five days;
- the state is the guarantor of security, so you have nothing to worry about.
The program "isRecovery" has become surprisingly popular among Ukrainians. Previously, it covered only those territories on which hostilities are not conducted, and those on which they cannot even theoretically take place. Due to the stabilization of the situation, the Cabinet made a decision to expand the borders. The second of the mentioned categories of territory is now also open for investment under the program. Thus, 4 communities in Chernihiv region, 14 communities in Kherson region, 15 communities in Mykolaiv region, 16 communities in Sumy region and 40 communities in Kharkiv region have been added to the list of available settlements. Chernihiv region, Mykolaiv region and Kharkiv region are the most popular among participants of the "yeRecovery" program. To date, more than 880 objects have already been purchased in the Kyiv region, of which 421 are in Kyiv.
