The culprit of this is most often you yourself and your imprudence, and only in one case out of a hundred is your toothy friend really the culprit of unnecessary trouble. We reject panic and act
First of all, deal with the essence of the problem - did you just accidentally lose the document or damage it? If the first option is closer, call the police and report the loss of ownership. It is possible that the document will be found, but it is unlikely, so immediately go to the universal action plan:
- ask for help from a notary or directly from the Central Administrative Court, which will be a slightly cheaper, but longer option;
- write a special application with a request to issue you a duplicate certificate of ownership of real estate;
- provide the notary or TsNAP employees with documents to confirm your identity and that you are the owner of the property (passport and identification code, technical passport for an apartment or house). It will be possible to speed up the process significantly if you have a copy of the lost property right. Other documents may also be required, such as a sales contract, a gift contract, a certificate of the right to inheritance, extract from the State Register, a certificate from the property register, a state deed on land, court decisions in which real estate appeared, etc. Any additional document that can confirm that you are the legal owner of the property will be useful;
- wait for the issuance of a duplicate certificate of ownership;
- contact the same notary or TsNAP again to register a new document.
In that case, if you need to restore the document for the inherited property, you should immediately issue the inheritance itself. If there is no inheritance document, it is necessary to apply to the court with a notarized decision on the impossibility of inheriting without a certificate. The court can be your saving grace in other circumstances when it was not possible to restore the right of ownership through Tsnap or with the help of a notary.
